What is air sealing and why does it matter more than insulation?
Sealing the gaps between the house and the attic — around plumbing and wiring penetrations, the tops of interior walls, recessed lights, the chimney chase and the attic hatch — with foam and caulk before insulation goes over them. Insulation slows heat; air sealing stops the conditioned air leaving. In most houses more energy is lost through the gaps than through the insulation, and sealing them is cheap.
How do you find where a house is leaking air?
With a blower door test — a fan in a doorway that depressurises the house so the leaks can be found with smoke or a thermal camera — and with experience of where houses leak. The test gives a number before and after, so the improvement is measured rather than promised.
